CRAWLSPACE CONDITIONING

The only way to rid the odor in your home is to go to the source. The crawlspace can often be the source and is where attention should be focused. Depending on the severity of the problem, we will need to determine the category of the moisture intrusion, clean, grey, or black. If the crawlspace contains standing water then it will need to be pumped out and discarded offsite appropriately (Category 3). Dehumidifiers will need to be installed to help dry the surfaces and wooden components. All wooden framing areas and cinder block areas will be HEPA vacuumed. A fungicide (Shockwave) will be applied to all wooden components where any fungal spores on the wooden components will be scrapped off, discarded, and then re- HEPA vacuumed. The wooden components will be HEPA vacuumed and wiped down again for a three stage HEPA clean.

 

Wooden areas, concrete block or brick, and all dirt areas will be sprayed with Shockwave, Fungicide/ Biocide mixture to kill all fungal growth and micro organisms embedded in the surface. Treated areas on wooden comonents will be coated with an encapsulant to provide as a moisture barrier coating and antifungal detererent. All concrete, cynder block footings and perimeter in the crawslpace will be painted with a paint that provdes as a moisture barrier and prevents moisture from penetrating through and into the crawslapce.

 

Crawlspace ventilators should be installed to increase the air circulation in the crawlspace. The ventilators are controlled by a humidistat and can be programmed to run at set humidity levels.

 

A dehumidifier may need to be installed in the crawlspace if humidity levels are getting too high in the crawlspace; the dehumidifier will be on a humidistat and can be programmed to run at specific times or humidity levels.

The entire crawlspace floor will be covered with 10mm polyethylene sheeting, properly lapped and glued.

In no matter of time your humidity levels will reduce and you will feel a big difference in the indoor air quailty of your home. Capilary action should not be contributing to elevated humidity levels in the crawlspace. The musty odor will disappear. You will also save money on energy bills.
