Mold is in the news and is heard about all over. Mold is generally in the minds of property owners, property management companies, landlords, tenants, and realtors. Mold and microbial activity occur everywhere and can cause allergies, infections, and more serious disease. They can also damage your home and belongings.
If you or someone in your home discovers mold or thinks there may be a problem of some sort, a mold inspection of the area, or the home is the first step. Remediatin should not begin without first having a preliminary assessmet and protocol established. The Mold Inspection, or "Preliminary Assessent" helps to determine moisture content, areas that are or were affected by a moisture intrusion, unaffected areas, sampling if necessary, and abatement protocol. We look at all of the 6 major areas: High areas, Low areas, Hot areas, Cold areas, Hidden areas, and Open areas Minor or Major contamination will need to be defined during the preliminary assessment If visible mold growth is present or air sampling reveals large amounts of airborne fungal spores counts. The type of moisure intrusion (Category 1,2, or 3) plays a big part in the type of moistue intrusion and the protocol being recommended. The use of investigation tools including moisture meters, borescopes and hygrometers are non invasive methods of determining mold growth and moisture issues. Drilling into drywall areas may be necessary during the inspection.. There are a variety of unique sampling methods that can be conducted as well, sampling methods include, Air, Wall Check - Air, Tape, Bulk, or Swab.
